Marketing plans of Great Estate group offer the opportunity to start remarkable flows of potential buyers, from Italy and from the rest of the world and guarantee a different visibility, through specific channels related to the kind of estate to be introduced and to the speed in which the clients want to conclude the purchase.

We offer 5 types of marketing plans, “Standard” Marketing plan, basic service for everyone, “Silver” Marketing plan, to enter the international market with brochures translated into English, Russian and German and then advertised in the best socials and real estate portals. “Gold” Marketing Plan, for the geographic/linguistic area chosen by the seller “Platinum” Marketing Plan, organized to tackle the market through creative solutions, increasing the chances to sell in short time with the best price.
“Video” plan can be associated to each one of the above Plans to catch the eye of the buyers with a filming drone from the sky, from the ground or with 360-degrees-pictures, spreading them in the social networks and the real estate portals
the “MiniSite” is the creation of a customized website with the address www.greatestate.it/Property’s_name in which the whole room will be dedicated to videos, pictures and contents exclusively to enhance the estate and fascinate the potential buyers. Four different designs can be chosen.

Standard

The basic package is granted as standard to enter Great Estate.
The professional valuation report is the beginning of the cooperation between Great Estate and the seller: this report valuates the property through advanced estimation tools. For this purpose, the owner is required to sign a property valuation sheet. Reality, the valuation software for the estates handled by Great Estate, has been studied for its system by three professors of the Universities of Florence, Cagliari and Siena, in order to start new research laboratories on the real estate evaluation on national level. Our goal is to provide the best service for those who really want the best consultancy in the real estate world. The valuation will be based on scientific estimate criteria, such as the property market value and its revenue-generating value. The valuation is free of charge if the property owner agrees and signs the contract of consent with our agency. Failing that, the seller will be charged € 500 for properties valued up to 2 million and € 1,000 for properties above 2 million.
It is not the agency’s policy to work on undertakings that differ by more than 10% from the true market valuation prepared by us and the price requested by the seller.
The electronic brochure writing will be based on the Identity Card of the estate, will be inserted in Great Estate’s database and nationally and internationally broadcasted.

After the evaluation and the electronic brochure creation, the property is uploaded in the portal www.rightestate.com and in those which are reputed the best and most relevant Italian website for the national promotion. The rank position will be random. The access to the online statistics is granted, so to check the market’s evolution and to improve the property’s position through many upgraded promotion solutions that will provide many services and an international coverage (for instance the Silver, Gold or Platinum marketing plans or just with the addition of a Video or a customized website.

Silver

Differently from the basic package, this alternative gives and grants the opportunity to enter a wide international market.
The Silver package offers:

The seller will transfer a down payment of € 1.500,00+VAT that will be deducted from the agency’s commission fee at the moment of the purchase. This down payment allows to amortize Great Estate’s expenses for the promotion of the property in the most relevant global channels, in relation to the property type and the target market. In addition to the basic standard package, there are many other services of utmost importance to ensure visibility on the internet and on the international market. The first essential step to introduce and present your estate in the foreign market is the photo shooting service: For this, we have an in-house professional photographer who will carry out all the art work for each property. Your property’s main features and details will stand out from this service, that will take the best out of your apartment, farmhouse, villa, castle or village. The translations will be needed to spread the electronic brochure on the global field. The basic communication for the foreign market will be entirely translated into English and Russian by native mother-tongue speakers. Translations will always take into account the indexing keywords of each language and of the social and cultural background of the target market. On the base of the estate’s ID written by the agent during the acquiring, we will create a multilingual landing page to insert the property in our website and on the internet platforms we manage, to have a higher visibility on international level. All the properties will benefit of the distribution on the social channels and networks handled by Great Estate, in order to obtain the largest diffusion within the internet. An in-house expert always updates socials and studies specific keywords and tags to gain the greatest number of potential interested clients possible. This down payment allows to amortize Great Estate’s expenses for the promotion of the property in the most relevant global channels, and specifically in the Russian market, choosing the most relevant in relation to the property type.

Platinum

The utmost visibility in the international market
In addition to the Gold package, this option increases the visibility on international level through several solutions designed for this purpose. The Platinum package includes:

  • Specific social media campaign:
    All the properties will benefit of the distribution on the social channels and networks handled by Great Estate, in order to obtain the largest diffusion within the net of advertorials created for the national and international newspapers mentioned above. An in-house expert always updates socials and studies specific keywords and tags to gain the greatest number of potential interested clients possible.

Video

The Video promotion is the best way to have a film of about one minute on the property. This video will be distributed within the social channels, will be added in the ID of the property and in the real estate portals and websites. The use of the drone Phantom 4 for about one minute to do the aerial filming is included. The video will be broadcasted through the main social networks, YouTube and Vimeo. It will have an Italian speaker and the chance to have other languages versions. Moreover, it will be possible to have wide angle or 360° pictures of the property, to give a complete image of outdoor or indoor of the estate. “Video” plan can be associated to each one of the above Plans to catch the eye of the buyers with a filming drone from the sky, from the ground or with 360-degrees-pictures, spreading them in the social networks and the real estate portals. The video is created with Italian speaker but it is possible to add an English version, a German or a Russian one, made by related native speaker. Each version has an extra cost of € 200,00+VAT.

That’s an excellent system to have different webpages for an estate or for several apartments, within a generating-exposure-domain. The address will be properly created to gain visibility and its URL will be similar to www.greatestate.it/Property’s_category/ Property’s _name to facilitate the indexing in the search engines in different languages. The website will be promoted within the social networks to be more exposed. It is possible to choose among three different graphic designs in harmony with the property’s features.
