The Belvedere is a remarkable semi-detached farmhouse for sale among the hills of Todi, featuring a spacious private garden. The farmhouse is part of an exclusive complex with 10 units, surrounded by 16 hectares of beautiful Umbrian countryside, which includes a park, swimming pool, tennis court, woods, and olive groves. A caretaker resides in the complex year-round.
Il Belvedere is part of a prestigious, fully enclosed complex, meticulously maintained, that leaves visitors with a sense of total comfort and wonder; the flowering gardens, paths, stone walls, the silence, and views of the hills make this place a true Eden. About 500 olive trees provide each of the ten properties with a good amount of olive oil each year, while the gardens and woods offer ample space for relaxation and walks. There is a fabulous shared pool measuring 20 x 10 meters; sun loungers are available around the pool. There is also a well-equipped, lit tennis court, as well as a small children's play area with a slide and swings. A covered parking area for cars has also been created. A caretaker lives on-site and handles the regular maintenance of the grounds. Il Belvedere is one of the largest properties within the complex and is probably the one with the most privacy; it beautifully combines the advantages of being part of a complex – having a resident caretaker all year round, less costly maintenance of the shared pool and tennis court – with the need for a large private outdoor space – about 2,500 square meters – that ensures privacy when desired. The ground floor pergola, surrounded by climbing plants, is completely shielded from the view of neighbors and is perfect for outdoor dining, offering a stunning panorama of the hills. The garden, meticulously kept as a English lawn, also includes a good number of olive trees in addition to some fruit trees. The interior has a rustic-chic character, with features typical of Umbrian farmhouses. The condition of the property is excellent. On the ground floor, there is a spacious dining-living area with an open kitchen, a bathroom with a laundry area, and a small bedroom. On the first floor, there are two roomy bedrooms, a large bathroom, and a beautiful panoramic terrace.
The Belvedere features traditional Umbrian style, with stone facades, reclaimed roof tiles, and wooden beams and terracotta ceilings, offering excellent comfort, including energy efficiency. The interior boasts a remarkable country chic charm, attributed to the exposed stone accents, warm pastel-colored walls, terracotta flooring, and generally high-quality finishing materials. The condition of the property is excellent. In the living room, there is a beautiful wood-burning stove. The sale includes all fixed furnishings in the bathrooms, including mirrors, towel rails, lighting, the entire kitchen complete with appliances, lighting elements, all built-in wardrobes, bookshelves, and shelves, recessed internal lighting specifically designed for this house, external lighting, drapes, and their supports.
All necessary utilities are available. All systems are up to standard. The heating system is powered by an independent boiler, with radiators. Water supply is guaranteed by municipal water and a communal well for irrigation purposes. A tank for rainwater recovery is present. Gas supply is provided through an underground propane gas tank on the private property. Satellite TV is available. ADSL Internet is available.
This prestigious property is a perfect second home in an exclusive, secure setting, immersed in an oasis of peace and tranquility of rare beauty.

The Belvedere is located about 3 km from the hamlet of Izzalini, 3 km from Collelungo - where you can find a supermarket and a bar - and less than 10 km from the center of Todi; the area is among the most beautiful in all of Umbria, characterized by green hills dotted with villages and castles. Todi is one of the oldest Umbrian cities, founded by the Umbrians in 2700 BC. The historical center is home to remarkable monuments, including the Palazzo del Capitano, the Palazzo dei Priori, the Cathedral, and the very interesting Church of San Fortunato. The most famous resident of Todi is Jacopone da Todi, one of the first dialect poets in Italy. Todi is strategically located to reach many other famous centers in the area (Monte Castello di Vibio, Spoleto, Orvieto, Marsciano, Deruta, Perugia, Baschi, Amelia, Terni); the center of Rome is about an hour and a half by car. The airports of Rome Ciampino and Fiumicino are about an hour and a half by car, with Ciampino being used by most low-cost airlines. Perugia airport is only 35 minutes by car; it is served by Ryanair, which connects Perugia to London, Brussels, and Barcelona.
