Podere Capelvenere

Description

Podere Capelvenere is literally a corner of paradise nestled among the rolling Umbrian hills from which to enjoy a beautiful glimpse of Lake Trasimeno. Its name derives from a source of spring water that flows inside the property, creating a waterfall around which a particular variety of ferns called Capelvenere grows.

The farmhouse, whose origins date back to the end of the 19th century, is essentially spread over a single level on the ground floor, where we find a large living area with fireplace which communicates through a large window with an external panoramic pavement, a kitchen, a dining room, 4 bedrooms all with ensuite bathrooms and a characteristic mezzanine area overlooking the living area, where it is possible to create an additional bedroom or a large study. In the basement, connected to the ground floor via an internal staircase but also accessible directly from the outside, we find a large tavern with a central fireplace, a further 3 well-finished rooms, a large bathroom with a large mosaic tub, a storage room designed for the creation of a second bathroom on the floor, a garage and a technical room. Podere Capelvenere is surrounded by approximately 8,000 sqm of land, completely fenced-in and flat. On the land we also find a small outbuilding of approximately 20 sqm, formerly used as a hunting lodge, where a small accommodation has been created. What makes this property unique is the presence of a spring inside the property, from which pure water flows all year round and which gives life to a stream which creates beautiful waterfalls during the rainiest seasons. Here it is possible to observe very rare freshwater crabs. Finally, there is the possibility of building a swimming pool.
